A standard homeowners policy has four components. Dwelling coverage pays to repair or rebuild the structure. Personal property covers your belongings, typically at a percentage of the dwelling amount, often with sub-limits capping payouts on categories such as jewelry, firearms, and cash. Liability covers injuries to others on your property and damage you cause elsewhere. Loss of use, sometimes called additional living expenses, pays for accommodation and added costs while your home is uninhabitable, which is the coverage people forget exists and most need after a serious loss.

The exclusions cause more financial damage than the coverage prevents. Flood is excluded from every standard homeowners policy without exception, and requires a separate policy through the National Flood Insurance Program or a private insurer, with a typical thirty-day waiting period before it takes effect. Earthquake is likewise excluded and separately purchased. Also commonly excluded or limited: sewer and drain backup, which is a cheap endorsement worth adding, mold beyond specified limits, gradual damage from long-term leaks or wear, and damage from neglected maintenance. Standard policies exclude business activity conducted from the home, which matters for anyone working from home with equipment or clients.

Two structural choices determine whether a claim leaves you whole. Replacement cost coverage pays what it costs to replace an item today; actual cash value deducts depreciation and can pay a fraction of replacement on older belongings, so the premium difference is usually worth paying. And the dwelling amount should reflect current rebuilding cost including labor and materials rather than market value or purchase price, since construction costs have moved sharply and underinsurance is widespread. Many policies contain a coinsurance provision that reduces payment on partial losses if you are insured below a specified percentage of replacement cost, meaning underinsurance penalizes you even on small claims. Photograph or video your possessions and store the record off-site, because proving what you owned is the claimant's burden.

The structure, your belongings, liability, and living expenses while displaced. It does not cover flood or earthquake, which require separate policies, and that gap is the single most common and expensive surprise after a disaster.
