What is the difference between pre-qualification and pre-approval?
Pre-qualification is a quick estimate. You supply income, debt, and asset figures verbally or online, and the lender tells you roughly what you might borrow. Nothing is verified and no commitment is made, which is why it takes minutes and why it carries little weight with a seller. Pre-approval is a substantive underwriting step: the lender collects pay stubs, tax returns, bank statements, and pulls your credit, then issues a letter stating a specific approved amount subject to conditions including the property itself appraising and your circumstances not changing.
In a competitive market the distinction is decisive. Many sellers and their agents will not consider an offer without a pre-approval letter, and some require it before showing the property. A pre-approval also tells you the actual number rather than an optimistic one, which prevents the common and demoralizing sequence of falling for a house and discovering the financing does not reach. Getting it done before you begin looking is the correct order, and it also surfaces credit report errors early enough to dispute them, which can take weeks.
Two practical mechanics. Rate shopping does not damage your credit the way people fear: scoring models treat multiple mortgage inquiries within a short window, commonly 14 to 45 days depending on the model, as a single inquiry, so obtaining several pre-approvals to compare terms is both safe and advisable. And a pre-approval is conditional rather than final. Changing jobs, opening new credit accounts, financing a car, or making large undocumented deposits between pre-approval and closing can and does derail loans at the last moment, because lenders re-verify shortly before funding. The instruction from every loan officer is to change nothing financially until you have the keys, and it is worth following literally.
Pre-qualification is an informal estimate based on what you tell the lender. Pre-approval involves verified documents and a credit pull, and it is the one sellers take seriously. Get pre-approved before you look, not after you find a house.
